for the buyer.

An investor purchases 50–75% of the home. The first-time buyer purchases the complementary 25–50%. Together, the purchases enable the housebuilder to sell its entire interest at completion.

The buyer lives in the home, pays rent on the investor-owned share and has the right to buy further shares up to full ownership under agreed terms.

The investor receives rent and participates in changes in the value of its interest. Returns and the timing of its exit are not guaranteed.

Already own
a rental property?

For an existing landlord, the starting point is different: sell an initial share of at least 25% to a first-time buyer and retain the remaining investment interest.

The landlord releases capital while retaining rent and exposure to changes in the value of the retained share. Further buyer purchases can provide a gradual exit, without a guaranteed timetable.

The buyer’s purchased interest uses a shared-ownership mortgage; separate financing against the landlord’s retained interest may apply where appropriate. Lenuity charges a management fee, with terms to be agreed.

An ownership share is not a cash deposit. Mortgage requirements, rent, valuation rules, transaction costs and ongoing responsibilities need to be understood before proceeding.
